The "For Sale" Sign

First off, you must have a "For Sale" sign.  We advise that you buy the pre-printed numbers to put on the sign.  Even though you think your handwriting is flawless, the person trying to read the number and write it down while driving a car may think otherwise.

Never write "Appointment Only" on the sign.  All buyers understand that they must call before showing up.  Putting a phrase like that sends out a signal that you are difficult to work with.  Avoid anything that could potentially complicate the sale!

Online Presence

If it ain't online, it don't exist!  As more and more buyers are using online tools to search for homes, you actually have a much better chance of attracting buyers if your home pops up in their searches.  Craigslist.com is a great start, but you must resubmit your posting regularly in order stay on the first page or two.

The next best place to be spotted is in the local newspaper.  Here in Austin, you can make sure that when you buy a classified ad in the printed paper, that it is duplicated on their website.  Also, you might be able to save some pennies advertising only on the website portion of the paper!

Offering Owner Financing

Even though interest rates are at or near historic lows, restrictions to getting qualified for a loan have skyrocketed.  As a FSBO, offering owner financing can be very attractive to many buyers in the marketplace.  For example, if someone can qualify for a home, but doesn't have the 10% that most banks now look for, you as a seller can offer them a loan equal to that amount.  Plus, you can usually charge a higher interest rate which may result in bigger returns for you!

If you can offer owner financing, be sure to put a sign in your yard next to your "For Sale" sign that reads, "No Cash, No Problem, Owner Financing Available!"
