Acquistion criteria In order to protect you, a private money investor, as well as to protect ourselves, we have a very strict buying criteria. We specialize in residential and small commercial properties in the greater Austin area.  We acquire these properties from motivated sellers at a minimum of a 70% discount minus the amount of any necessary repairs. For example, if we deem a property to be worth $700,000 needing $100,000 in repairs, we will purchase the property for no more than $390,000 (700,000 x .7 – 100,000). This buying criteria protects us from necessary holding costs, fluctuations in home prices, loan origination fees, closing fees, marketing costs and miscellaneous costs. Your money would be protected by such an investment.
